Planning Your Dream Home:
The first step in designing is to purchase a property within your
budget, on which you intend to build your new home. Several factors
relating to your property have a bearing on the final design that will
suit and complement your property.
The style and size of your
new home is governed by the size and terrain
of your chosen property.
To chose a Home Plan before
choosing your property is the same as
' Placing the Cart before the Horse.'
To avoid this scenario we recommend that after you have selected your
property that you should contact us to discuss your requirements and the
size of your property so that we may suggest a suitable home from within
our portfolio of homes or arrange for the design of a home exclusively
for your property.

Modifying and Customising Plans:
Like
many homeowners who purchase these plans you may want to make changes to
them to suit your property or your lifestyle. The wide variety of home
designs available allows us to commission a redesign in order to meet
your requirements. Information received from you in regard to the style
of home, the number of bedrooms and position within the home, the width
and length and position of your property will assist us in the design
process.
Local Building Codes and Zoning Requirements:
Our
Lifestyle Design plans are designed for the Sunshine Coast region for
Cyclone Rating W41 therefore, if your property is located outside this
area we need to be informed, so that certain aspects of the chosen
design can be altered to suit your area. As stated below, we cannot
assume any responsibility for design plans which have been changed,
whether by you, your builder or by professionals selected by you or
referred to you by us, because such individuals are outside our
supervision and control.
Foundation Requirements:
Our Lifestyle Design plans are designed to suit a M - Site
Classification in regard to footings and slabs. Therefore, according
to your soil report for your property, which should be supplied and
obtained by you, we will arrange a redesign of the slab and footings
according to that report for your selected plan.
Exterior Walls Requirements:
Our Lifestyle Design plans as displayed, depict the artists
impression or photo of the external wall finish such as Brick or
Rendered etc. As the external wall thickness varies between different
finishes please indicate your preference when selecting and ordering
your chosen plan.
Environmental Requirements:
Some Councils are now requiring an Environmental Report be assessed
according to your property and the chosen home design prior to
construction due to concerns over energy costs, safety and other
factors. Prior to application for a building permit or the start of
actual construction, we strongly advise that you consult your local
building official who will advise you if such a report is required.

How many Design Plans do you Need?
We
supply Six sets of plans consisting of up to Sixteen plans per set
depending on the home design selected. When you are building your new
home your Builder will require Two sets, your Council will require Two
sets, your Financier will require One set and you will require One set.
We also supply Six sets of Specifications consisting of Six to Eight
pages to include with your home design. Please indicate your selection
when ordering.
Materials List:
Included in your Design Package is a list of materials required to
complete your home. However, due to the differences associated with
other locations of construction from the Sunshine Coast, some materials
listed may not be required and therefore it is only offered as a guide.
Our Exchange Policy:
Since design plans are printed in response to your order and include,
your name and site address etc. we cannot honour requests for refunds or
returns.
Disclaimer:
The designer's associated with us and ourselves have put substantial
care and effort into the creation of our Design Plans. As we cannot
provide on-site consultation, supervision and control over actual
construction and because of the great variance in local building
requirements, building practices, soil, weather and other conditions.
We Cannot Make Any Warranty, Expressed Or Implied,
With Respect To The Content Or Use Of Our Design Plans, Including But
Not Limited To Any Warranty Of Their Suitability For A Particular
Purpose.

Terms and Conditions:
These design plans are protected under the terms of
Australian Copyright Laws and may not be copied or reproduced in any way
or by any means, without the express written permission of this Company
and Associated Designers.
When
you have purchased your chosen home design we will authorize the use of
that plan as an aid in the construction of one single family home only.
You may not use this design to build a second or multiple dwellings
without purchasing another Design Plan or Design Plans and paying
additional design fees.

Nu-Trend Designer Homes Project Management and scope of involvement

Obtaining Building & Environmental Approvals.
Preparing & Copying documentation for pricing.
